“As we enter the spring home buying season, the uptick in inventory presents an opportune moment for buyers. With a 13.1% increase in inventory from March, buyers now have more options on the table, improving their chances of finding their ideal home amidst Bend's competitive real estate landscape. At the same time, we’re seeing the continuation of a seller's market in many areas, and with a 23% decrease in days on market sellers may enjoy a more brisk pace of transactions.

Notable metrics include:

The Median Sales Price of $644,950  decreased 5.8% month-over-month. 

The number of new listings increased 16.9% from March.

The 3.4 months’ supply of inventory in April increased 11% from March and was up 25.7% from one year ago.

The average Close-to-List Price Ratio in April was 99.2%, meaning that homes sold for .8% less than the asking price. 

Days on Market decreased 16% from March and increased year-over-year by 13 days, from 49 to 62.
