“In July 2024, Bend, Oregon's real estate market experienced a significant shift with active listings reaching 950 homes, marking a 15% increase from June and a 44% rise year-over-year. This is the highest level of inventory we've seen since 2019, offering a broader range of options for buyers. Historically, such an increase in supply suggests a potential easing of the market, which could lead to more balanced negotiations between buyers and sellers as we move forward.

The Median Sales Price of $649,000 decreased 4.9% month-over-month. 

The number of new listings decreased 6.9% from June.

The 5.4 months’ supply of inventory in July increased 11.6% from June and was up 47.1% from one year ago.

The average Close-to-List Price Ratio in July was 98.6%, meaning that homes sold for 1.4% less than the asking price. 

Days on Market decreased 25.1% from June and increased year-over-year by 5 days, from 50 to 55.
